 EXECUTIVE SUMMARY
Pueblo West, Colorado has shown three consecutive years of job gain, low unemployment, and appreciating housing market. It is a master planned community, governed by The Pueblo West Metropolitan District, which provides road, water, and utilities. This area is situated just 30 miles south of Colorado Springs and 7 miles north of Pueblo. The project is bordered by Interstate 25 and U.S. 50 – which is a major transportation corridor. The Pueblo West project and surrounding cities, Pueblo and Colorado Springs, have had a very strong surge of new and expanded business over the past 6 months – 3 years including the arena of industry, residential homes, and all of the major commercial national chains that are needed to support this growth. These national chains include Boeing, Richmond American Homes, Kohl’s department store and Harley Davidson, just to mention a few.
PROPERTY DESCRIPTION
The original Pueblo West project consisted of 22,000 acres of residential, multi-family, and commercial lots - all with water, electricity and phone close - in the Pueblo West Master Planned Community, Pueblo County, Colorado. Of the original 22,000 acres, approximately 10,000 homes have been built, leaving approximately 12,000 open lots.
Of the open lots, there are approximately 1,000 listed for sale of which we are representing 400. However, there are also numerous lots of which we can obtain on a regular basis. Located just 7 miles due west of the City of Pueblo. 
Pueblo West is a planned community with covenants enforced by an Architecture Committee. The Pueblo West Metropolitan District provides the following services: - Streets and Roads – Improvement and Maintenance
- Fire Protection and Emergency Medical Response
- Parks and Recreation – Operations, Maintenance, and Support
- Water – Supply, Treatment and Distribution
- Wastewater Collection and Treatment
- Necessary administrative activities to operate and coordinate these services
